According to cost forecasts and delivered half a year faster than planned

Fira built a new logistics centre for Tokmanni in Mäntsälä to strengthen the retailer’s supply chain. Moreeni supports Tokmanni’s logistics operations and showcases Fira’s expertise in delivering large‑scale logistics facilities.
The Moreeni logistics centre has a total area of 54,000 square metres — the size of eight football fields — and the warehouse space alone could fit almost 150 padel courts. Tokmanni estimates that the centre will handle around 60% of all store deliveries in the future.
Fira has supported Tokmanni’s investment from the design phase through comprehensive cost modelling and solution development, which played a key role in optimising the feasibility of the investment. Fira modelled and compared the cost impacts of various options so that Tokmanni could assess the investment from their business perspective.
Construction of the logistics centre began in February 2022. The facility was handed over in two phases: the first part in April 2023 and the second in December 2023 — meaning the entire building was completed a full six months ahead of the original schedule. Despite the challenging global situation, the project stayed within its cost framework.
In addition to warehouse areas, Moreeni includes office space and a modern, comfortable staff restaurant. The dining area features large windows and an adjoining outdoor terrace.
BREEAM certification
Fira has achieved significant CO₂ savings in the project by developing solutions that, at best, correspond to the full lifecycle emissions of several apartment buildings. Moreeni was built to meet the BREEAM “Very Good” certification level, with special attention given to the environmental impacts of both construction and operation. The certification covers the entire building as well as the outdoor areas.
The heating system uses a hybrid solution combining district heating with air‑to‑water heat pumps. The heat pumps are estimated to cover around 70% of the building’s annual heating demand. Lighting is provided with modern LED fixtures.
Moreeni is also equipped with Finland’s largest roof‑mounted solar power installation. The two solar plants consist of a total of 4,000 panels with a combined output of 1.7 MWp, producing an estimated 1.4 GWh of electricity per year. The system reduces CO₂ emissions by approximately 107.8 tonnes annually. The installation is roughly the size of two football fields.
Customer satisfaction remained high throughout the project
Fira measures customer satisfaction continuously during projects. At Tokmanni’s Moreeni logistics centre, customer satisfaction stayed high throughout. The project achieved an NPS of +39, ease and smoothness 4.3/5, and overall satisfaction 4.3/5. Occupational safety performance was also at a high level.
