Long-term cooperation creates the prerequisites for successful projects
The office complex of Technopolis in Ruoholahti, Helsinki, was expanded with an office building and a parking lot. A brick-in-place facade and glass structures were implemented for the site. In the area, patio decks were also built over the parking space.
Technopolis, which specializes in real estate, office space rental and services, is a rapidly growing and internationalizing listed company that has implemented several real estate projects in the capital region in cooperation with Fira. In the spring of 2018, two new developments were underway at Fira and Technopolis – Technopolis Ruoholahti and Aviapolis H-talo.

The high-quality implementation meets Technopolis’ expectations
Technopolis’ third office property, Ruoholahti 3, was completed in Helsinki’s Ruoholahti in 2018. The project was implemented with a Design and Build contract. Technopolis is satisfied with the end result – the quality level is high and the property is almost full of tenants.
Ruoholahti already has two other Technopolis office buildings in the same area, Ruoholahti 1 and Ruoholahti 2. The new Ruoholahti 3 is the largest of these in terms of size.
Our goal was that the project would be realized according to the planned schedule and budget. That was achieved, states Jari Heinonen, Head of Property Development at Technopolis.
Fira responded to the challenges with success
According to Heinonen, the Ruoholahti area has fairly high urban design requirements. The design requirements include, among other things, red brick and glass. Of course, the Technopolis concept, which includes flexible spaces, also sets its own requirements. The end result is in line with expectations.
My role was to fill the property with tenants. It was successful. Our utilization rate is currently a little over 80%, Jarkko Mylly, Technopolis’ Business Unit Director, rejoices.
Fira has mostly been able to respond well to the challenges that our tenants and users have come up with, says Mylly.
Technopolis’ goals have been met
Technopolis is satisfied with the end result and the product that was created through the construction process. The quality level is high and the property is almost full. Technopolis’ goals have therefore been fulfilled well.
Every time I walk in, I feel like entering the lobby of a five-star hotel, Mylly describes.
In my opinion, Fira is a progressive company. There, they really try to think about these things in a slightly new way. They have such a positive can-do spirit. It is often said that construction companies are conservative. I think Fira is an exception in that, Heinonen sums up.
