Fira is modernising a property that is over 140 years old, located in the heart of Helsinki

Construction service company Fira is starting a full-scale renovation project for an entire property at Mannerheimintie 6.

In addition to the renovation, major changes will be made to the building owned by real estate investment company Sponda.

Mannerheimintie 6 is a historically significant building completed in 1884. It was originally designed as a school, but over the years it has housed restaurants, a cinema, and even an art palace. The building represents late 19th-century Neo-Renaissance architecture and has seen many transformations. The façade facing Mannerheimintie and the main staircase are protected.

High-quality retail space will be built on the ground floor. The modern office spaces will be occupied by Boston Consulting Group.

The most visible part of the project is a new additional floor. The old technical room on the roof will be removed and replaced with a new floor and a full-width rooftop terrace. The total gross area of the building is approximately 7,000 square metres.

– The project is challenging in many ways. Both the façade and parts of the interior are protected, and significant changes will be made while respecting the original design. It’s great to see that a nearly 150-year-old building will continue its life and get a complete makeover in skilled hands, says Panu Pohjola, Head of Commercial Construction at Fira.

The project will follow Sponda’s high sustainability standards. It aims to achieve LEED certification and will be carried out in line with the EU taxonomy. The renovation is scheduled for completion in early 2027.
